Just a quick question about this. Can losses from securities be used to offset gains from Japanese property? Or just gains and dividends from other securities? Thanks.ChapInTokyo wrote: ↑Tue Jan 28, 2025 6:27 am Hooray! I am now the proud owner of approximatley 280,000 yen of realised losses, to set off against this year's dividends and capital gains.

Thanks! That looks fairly conclusive, if accurate.ChapInTokyo wrote: ↑Sun Feb 16, 2025 2:43 am I've no firsthand knowledge of this, and hope that some of the other members of the board can respond with accurate and up to date information, but according to microsoft copilot:

I've just been playing around with MS Copilot, didn't know about it until recently. Turns out it's pretty good at generating images for my school! A useful tool for sure

Yes. "If accurate" being of course the operative word in this instance. I do like how MS Copilot adds source links so that the user can check out the source documents. I wasn't aware it was also able to generate images. Good to know.northSaver wrote: ↑Sun Feb 16, 2025 3:14 amThanks! All LLMs are models, and models are by definition not accurate (but don't tell the economists... or tech companies). So it's the operative word in all instances.ChapInTokyo wrote: ↑Sun Feb 16, 2025 4:43 am Yes. "If accurate" being of course the operative word in this instance.

Re: Selling in tokutei and rebuying in NISA growth
I am also wondering about this. Any advice?
I maxed out all 3.6m of my NISA allowance in 2024 after selling my house (the whole lot in eMaxis Slim All Country).
A little while later, I bought six shares of NVIDIA in my tokutei account.
Due to the stock split in June 2024, I now have sixty shares of NVIDIA, with an unrealized value of about 1.3m (a gain of 115%!).
Should I sell them now, take the 20% tax hit, and then re-buy sixty (maybe fewer after taking the tax hit) NVIDIA shares using this year's "seicho" NISA allowance?
I won't be even close to maxing out 2025's NISA allowance (maybe can afford only 200,000 in my "tsumitate" allowance this year).
The alternative is just to leave them in the tokutei until I retire....which is twenty years away.
Anyone been in a similar situation?

All things being equal, if there is going to be unfilled space in your NISA, those shares are better off in your NISA.Roger Van Zant wrote: ↑Mon Feb 17, 2025 11:59 am I am also wondering about this. Any advice?

I would take the profit and fill my NIsa will All country personally. The landscape might look different in 20 years, but all country shifts quarterly to match the landscape.
I guarantee someone was asking a similar question about Intel or AMD shares decades back....
