Home insurance choices

My J wife and I were advised today to buy a 5 year plan because recently rates have been going up every year. Apparently people used to lock in rates for 20 year plans but those are no longer offered. In your experience is this accurate?
Also, any thoughts on companies that are good or not?

We've never made a claim, so I don't know how good they are, but we went with Sony Sompo, because they offered granular selection of services. We very much want insurance against landslides and most policies that include landslides also cover terrorism and riots, which we don't need coverage for. Sony Sompo allowed us to pick and choose.

Thank you! Sony Sompo is one of our 'finalists' in what we're looking at.

It was explained to us that earthquake coverage provides up to 50%, fire insurance 100%. And with Sony Sompo, a hypothetical fire that was triggered by an earthquake would be viewed as fire damage, not earthquake damage! Seemed like an important point!

100% rebuilding cost and 50% earthquake insurance is standard across the board.

There are hundreds of little add-ons you can choose depending on your circumstances.

Generally you get a discount for paying 5 years at once but some companies let you pay monthly.

Also, the company I went with allows you to pay the 5 years via credit card. (MS&AD). That allows you to get a 1-2% discount via points if you have the right card.

Hi! We are actually closing on a house purchase now. Looking at the Kakaku Hoken site [ https://hoken.kakaku.com ] for possible quotes. According to the site, Sony Sompo seems to be popular one among site visitors. Will have to see which gives the best coverage-price offering.
