Real Property from State Foreclosure/Auction: Experience? Actual costs?

Has anyone here purchased from sites like 981.jp and the like? I wonder what additional costs and risks there may be? I am particularly curious how much to clean up the place (they are usually filled with piled up stuff, unwanted furniture, dirty). I am not even talking about renovation costs yet, just to get rid of all the junk and the other associated costs. Thanks!

No experience of buying such a property but we had to get rid of a fair bit of furniture/general junk (mostly junk) before demolishing a house. Difficult to estimate the exact amount but it comprised around 35 old tatami mats and the furniture/junk assembled together would have occupied a 3 jo space up to a metre high. It cost about 5 man.

Every thread where it's come up on reddit, people have said it's usually not worth it to buy foreclosed (not akiya) property.

Firstly, the original owners may still be living there, and it can be difficult to get rid of them, although I believe this has been made easier through newer laws.

The second, and possibly bigger problem, is that all of the stuff inside the house is not included in your purchase, so you have to be able to warehouse all the stuff that the previous owner left behind in the event that they ask for it back.
