Pros and cons with buying farm land

Just wonder if anyone has any experience with buying farm land. It's actually my wife who's keen on it as she sees it as a good investment and she likes to potter around in fields. She also has a small business so I wonder if she decides to buy this, is she better to buy it under her business name or personal name?

As a admitted farmer I have experience buying farm land. It is easy for an admitted farmer to buy farm land. I'm not sure how easy it is for a non-admitted farmers or a business to buy farm land. I'm pretty sure that all sales of farm land in Japan have to be approved by the local "nogyo inkai."

Might be best to contact the town or city office that the land you are interested in buying can be purchased by an individual or business.

We never used a real estate agent. My wife did all the paperwork. Just ask the city/town office how what paperwork is needed.

Cheers Wilbur, her father is registered and willing to sponsor her (not sure on how all that's done but just overhearing their discussions with the realtor, that seemed to be the implication). Worse case he's happy to buy it if she can't become registered. I just wondered if there were any advantages buying it through a business for accounting purposes.

I bought farmland and then reclassified it as mountain land. It cost me about 90,000 yen for the judicial scrivener fees. The plot was about 3/4 of an acre in size.

Thanks for the reply Roger Van Zant. That's an interesting move. Did you investigate that change before buying? Was the change to avoid having to use the land for agricultural production?

I changed the land classification so that I could buy it outright.
I was worried that if I didn't buy it, someone else would, and then install a solar panel farm monstrosity or something like that.
90,000 yen for peace of mind and land that was truly mine to do with as I pleased.

Planted lots of fruit trees. Set up some boar cages.
