home purchase while still on work visa

hello all...

lately, we (my wife and i) have accelerated our plans about buying a home. We were going to wait a couple of years, until i officially retire....but recently, we've been thinking it would be a good time to buy, and so she could be closer to her family. We're in Tokyo, and her family is mostly in northern areas of Kyoto.

I am currently in the last couple of years of my 5 year work visa, but i applied for a PR about 8+ months ago. I am working with an immigration attorney, and they calculated my "points" and i should be able to get the PR. However, in case I don't, then we'll go the Spouse visa route.

My questions are around purchasing the home while not on the PR or even spouse visa. Does anyone know if there are any issues or things that I should consider, or even waiting until i get the PR (or spouse visa if the PR doesn't get approved)?

PR does help with getting a lender to give you a mortgage.

If you would be paying cash for the home then I am not aware of any issues from not having PR.

That is a good suggestion about trying to pay with cash and not worry about the loan.

I do see one advantage of having a mortgage though - mine is fixed at a “low” rate, and I expect to be able to get better returns from investing than the rate of my mortgage over its remaining term.

I went with MUFG before I got my PR, wife isn't Japanese either. They just required us to have a 20% deposit.
