Business Mgr Visa: Home office conditions

Anyone managed to get a business manager visa using a home office?
We are at the planning the floor plan stage a building a home (it came quite suddenly due to family and opportunity) and I am wondering if I should switch to spouse visa or if I can keep a business mgr visa.
From what I understand, a few conditions are that we need a proper rental contract with the company as tenant, and a separate door/entrance.
Now that seems simple enough, but it leads to a lot of consequences:
- does making a rental contract forces regulations (like the house builder suggested we might need to install a separate electricity counter and possibly not include a door from the office to the main part of the house)?
- if we have a rental contract for the one room, does it mean we can't qualify to some house mortgages?
Can I go to the immigration office to discuss this kind of stuff, or do I need to contact a lawyer/specialist? I have only ever gone there with an application form.
