If your windows aren’t double glazed, I would recommend getting them done before moving in and putting curtains up. We are very happy with the Lixil In Plus windows we put in, and government subsidies are still being offered I believe.

We are having our In Plus windows installed Monday/Tuesday next week, and there are three sets of subsidies available for us - Shibuya, Tokyo and national schemes.

We bought most of our furniture in Hong Kong, as nice wooden furniture seems so very expensive in Japan. This was when the yen was at 110/$, not 150/$ so I don't know if the economics are still good. https://tree.com.hk/ (they organized the container shipping and all the logistics). As we were kitting out a 200 sqm house with four bedrooms the numbers worked out for us and the savings were more than the logistics.

But we did get a few extra chairs made here in Japan at this shop and they can change the size to suit your requirements. We had a similar issue to you - as our dining table was Western height we struggled to find dining chairs of the right height.... spoke to or visited half a dozen places before finding one that could help.

They are quite backlogged at the moment so lead times are 3-6 months but as you said you're ok to order in advance I thought it might be useful

Some of the new stuff on that page is for sale. Used items, as you said, are for lease.
