No-one can give you an answer because real estate is highly dependent upon local market conditions and we don't know where you want to live.
However, there is one general truth no matter where you buy - real estate is a long term investment. Very seldom can good, or even positive, returns be made in a short time period.
My (complete) guess, given I don't know any of your details, is that if you buy a house you'll end up with a property that's hard to rent and costs you more than you earn in rental income, even before allowing for depreciation.
