No-one can give you an answer because real estate is highly dependent upon local market conditions and we don't know where you want to live.
However, there is one general truth no matter where you buy - real estate is a long term investment. Very seldom can good, or even positive, returns be made in a short time period.
My (complete) guess, given I don't know any of your details, is that if you buy a house you'll end up with a property that's hard to rent and costs you more than you earn in rental income, even before allowing for depreciation.

Only buy a house in Japan if you intend to live and die in it.
Waste of time trying to make money through renting it out or selling it on in a few years.
Plenty of great deals to be had on second-hand houses in Japan, especially in the countryside.
I got a huge house plus an acre of land for 13 million yen. Closest neighbor is 300 meters away.
Commute to work is less than 30 minutes.
Don't buy a shitty new pre-fab for 40 million yen on a postage stamp-sized piece of land, from which you can hear your neighbor fart!

If you fill the other boxes but the car parking is the only deal breaker, have you considered renting a car parking spot(or 2 if none are available) in addition to whatever place that checks the other boxes?
If the reason for not doing that is "it's too expensive" then unfortunately you are going to need to compromise on something because everything costs extra.
Buying for a place you will only live in 4 years is going to be a costly proposition in nearly all cases, and the ones where it wouldn't be are probably going to be blind luck(like a new development nearby getting announced that significantly raises land values)
