Thanks for that. I understood what each of the figures were, just not how the yield is calculated. I think I more or less have it now, though. I sometimes have a bit of a mental block when it comes to number-crunching.

You can use the XIRR Function in Excel.

list every contribution:

<Date> 12,000
<Date> 12,000
...
<Date> 12,000
<Today's?? Date> Negative<Value>

so in this case

<Date> 12,000
<Date> 12,000
...
<Date> 12,000
<Today's?? Date> -1,860,423


Then in another cell enter the formular, =XIRR(<Cell Range of Values from First 12,000 to last -1,860,423>, <Cell Range of Dates from First 12,000 to last -1,860,423>)

and it should calculate 17.9%...
