Square meters info include balcony?

Hi....I'm looking at ads and info online on used mansions for sale. The information on size is written in square meters. There is usually separate information on the the size of the balcony. I'm gettting the sense that in some places I've seen, the balcony square meters may be included in the more general mansion square meter number. Is there a convention in Japan for this, or will some ads include the balcony in the total square meters and some won't? Thanks..Just curious.

That's surprising...I know that is the case with garden areas that extend out from first floor apartments but did not know that balconies were also considered common areas.

All the outside is, including the door and windows.

That's why inner windows are such a popular renovation option here (you're not allowed to touch the outer ones).
