Just to wind this post up, after applying for a spouse visa, for some inexplicable reason they gave me a 3-year one right off the bat! It was pretty unexpected, although of course I'm delighted as that's what I'd been hoping for. I still feel it's very much a roll of the dice as to how many years immigration gives you. Anyway, thanks to everyone for their advice especially those who suggested I go for the spouse visa. I can start gathering my documents for PR now.

I got a home loan on a 3 year work/transfer visa. I wasn't married at the time to my Japanese gf, now wife . If you were looking for fixed rules, forget it.
She applied first, university graduate with a very good job and salary.... Computer said no.
"How about me then?" I said at the bank.
The usual tooth sucking, "Who do you work for and for how long?". I work for xx company and have done for xx years and earn xx yen.

Ahh, you maybe OK

If anyone tells you there are rules, nope. This is Japan, names are important. Hope you succeed
