From what I've read, it can be a real hassle in Japan. You are buying the house and the land, but not the contents, so if you just go and throw out whatever is in the house when you buy it, you can be sued by the previous tenant. So you need to carefully document everything in the house, then move it to storage, and pay to keep it in storage until the previous tenant decides to pick it up, and then they still might claim that you stole and or broke something and sue you.
