Re: Purchasing a Japanese Property While Living Overseas
Congratulations, that’s great. It is interesting to see there seems to have been a change of regulations. When I purchased from overseas I was told one document (key matters or something) needed to be explained in person by law. The estate agent actually flew out to where I was living to perform th...

Hello, maybe a nearby neighbor?
Going straight west from Kitakyushu for about 30 km you will come to Kanezaki where we will reside in about 2 years time.

Re: Purchasing a Japanese Property While Living Overseas
A bit late but maybe interesting for others: In December we bought a plot of land in rural area of northern Kyushu near by the see. We saw some nice offers their while being on holiday in April/2024. Back in Germany we got in touch with the agency selling the land and discussed some basics via e-mai...

Re: Purchase contract name(s) - tax relevant?
This can be a bit tricky. The concept of marital bank accounts etc doesn't exist in Japan. When you are living here, there are limits how much money can be transferred between you without incurring taxes etc. There are no joint bank accounts here - the best that can be done is an account in one nam...

Re: Purchase contract name(s) - tax relevant?
Hi, I don't have any solid information for you, but I think in general, it is good to have both of your names on the land. It will be registered that way, and it may help your visa situation, to know that you own land in Japan. (I am just guessing this). Since you will have no income from owning th...

Purchase contract name(s) - tax relevant?
Hello, still living in Munich/Germany my wife (Japanese) and I (German) are starting our fist step towards retiring in Japan: We are going to buy a plot of land in southern Japan where we plan to build a house and start living in about two years. The real estate agent is currently preparing the purc...

Re: Starting NISA / iDeCo while living abroad
Thanx for the quick responses! Just be careful, as you could end up paying German taxes on the money that goes in, then Japanese taxes on the money that eventually comes out. Indeed, thats one big topic out of a rather big list of items I still have to investigate. There is a DE-JP double taxation a...

Starting NISA / iDeCo while living abroad
Hello, first of all thanx a lot for this forum being a great source of information. It is always a pleasure digging throught the articles and learning new things about how to RetireJapan. My wife (Japanese, 55 years old) and myself (German, 56 years old) are living in Germany. Being 60 years old I w...
