Interesting that it isnt tax deductible. In Canada where I come from, mortgage interest is 100% tax deductible as it's treated as a business expense. Must be hard to cashflow rentals in the UK then.

Given that there is very likely no appreciation, the investment should cashflow really well before looking at it since that is the only certain source of return.
