Re: Strategy for the 2025 NISA

Fingers crossed. I think one potential danger to the markets next week is if Trump loses by a small margin. I doubt he would accept it, and anything could happen after that. If there's one thing markets don't like it's uncertainty, so we should be prepared for a risk-off crash or correction i...

Re: Retirement planning

I think we're slowly convincing each other that it's not too bad after all :) Our worst occupancy was 50% back in 2011. We were really worried at the time that it would stay like that forever. But we made some improvements, things picked up, and it's been as full as it gets for several years now. Fo...

Re: Retirement planning

Thank you for your thoughts Deep Blue. About the yield, we heard from several sources back in 2005 that Sapporo yields were still very good compared to Tokyo and other cities, and that influenced our decision somewhat. And it's interesting that our net yields as a percentage of gross yields are abou...

Re: Retirement planning

I think I'll run the numbers again on our apartment block. The last time I did it the average net yield was much better than a REIT and similar to a global stock fund's CAGR. But yes, I agree about the hassle even when using a managing agent. We won't be buying another one. ... So, I've run the num...

Re: Strategy for the 2025 NISA

You can reduce risk by diversifying. Which lowers the risk but also the returns (usually). Assets commonly used for diversification are cash, bonds, gold and real estate. You just pick a mix you are comfortable with and go from there. No one knows what your chosen portfolio will do in the future but...

Re: Retirement planning

... 3687 Days of data from 1-Oct-2009 to today. The 1844th. entry when sorted in ascending order is 148.78 ... Thanks, this looks good. My base case for GBP.JPY when calculating future income is 150, which matches the last 15 years' median. However, I've just used this site to download monthly data...

Re: Retirement planning

If the net yield is 7%+ I suspect the capital value is falling or will fall over the long term. We bought it new 19 years ago so the building had depreciated since then, the land has appreciated. Overall it's worth less now than what we paid for it. I don't know what will happen to the price in the...

Re: Retirement planning

That is not the median, Tkydon. It's not even the mean. It's just the middle of the range! (I can't think of a better term for it). Take a look at this:

Re: Retirement planning

I personally like to keep things as simple as possible, so if I were to pass anyone could grasp the plan. ... Yeah, KISS is good. I know we'll have to sell that property someday, before we get too old. In the meantime I keep a very detailed "death document" that will be useful if my wife ...
