Re: Preparing a rental apt for the market - blinds/curtains etc.

Thanks for the reply! Yes, I've been advised to take out the remaining blinds and put in curtain rails. I would probably be responsible for replacing blinds if the strings break. Looking at the walls, I think they are ok without repapering. The tatami covers will have to be changed, stove and aircom...

Re: Preparing a rental apt for the market - blinds/curtains etc.

Hi..Thanks for the advice. The aircon maker Sharp no longer has remotes for sale for this model I have bought a couple of generic remotes that are supposed to work but didn't. I will have to replace it I guess.

Preparing a rental apt for the market - blinds/curtains etc.

HI...I'm buying a new apartment and have decided to keep the one I have been living in for 15 years and renting it out. I've never rented an apartment myself here, so I'm not really sure how I should prepare the apartment for being a rental. I will likely use one of the local realestate agencies to ...

Re: Do contractors and interior designers get discounts and kickbacks?

I will reply to my own post as it might be useful information for those considering using a contractor/architect or interior director. I have been told that the amount of discount from the list price can vary depending on the company, the level of their product line you choose and the relationship y...

Re: Remodel Advice – Sumitomo Homes? Or individual architect?

Replying to my own question here to let anyone interested know what I learned. I had Sumitomo Homes come and do a plan. The previous mansion owner had closed up one of the sliding doors to make that room into a kitchen. I had cleared it with the mansion rijikai to change that wall back to the origin...

Do contractors and interior designers get discounts and kickbacks?

Hi... I’m working with a contractor and an interior decorator on an apartment remodel. My understanding is that the majors like Lixil, Panasonic etc. have list prices, but that contractors and architects get a discount of perhaps 20% or more. Takara Standard being an exception as they do little disc...

Re: Mansion Remodel Question – Kitchen air/water venting

The kitchen fan goes along the wall and has its own duct that is not hidden in the ceiling.
Thanks, that seems like a good way to go.

Re: Mansion Remodel Question – Kitchen air/water venting

Not sure if you will find experts in this community.
Another option is FaceBook. There is a group for renovating houses in Japan on there. Try that.
Thanks, I'll check.

Mansion Remodel Question – Kitchen air/water venting

Hi Everyone...I’m looking for advice from people who have done a remodel in Japan or maybe are a contractor or architect who knows about these matters. I’m in the process of buying an older 50 years plus 70m square mansion in Japan. I want to do a full remodel on it. The only major change I want to ...
