Thanks, Ben. Perhaps I should have noted this Allianz product is out of the US and not Japan. My wife and I contacted more than a dozen advisors on that list and only _one_ was at all capable or interested in advising on anything but Japanese financial products. The one we spoke with at more length ...

These costs are constant and ongoing ...There is no way they could be included in the purchase price. The first part I understand, but not the second. When I rented a manshion, I paid one fixed price per month for rent (apart from utilities, which were billed separately by the utility provider).

I think the chance of WEP repeal anytime soon is very low. Which would then suggest organizing might be helpful.
